The Sand Section is where everyone wants to be if they’re going for that iconic Hermosa Beach lifestyle. Being on The Strand. Or on a walkstreet. Being steps from the ocean, with restaurants right here, bars on the pier, and that full beach-town experience.
What size home are you looking for? Are views more important?
Keep in mind that the tradeoffs are smaller lots, tighter homes, and guest parking that can be tough.
Hermosa Valley is the area between PCH and the Greenbelt. It’s a bit quieter than the Sand Section, with a mix of single-family homes and townhomes. You’re not far from the beach, and it has a great neighborhood feel.
It’s a good middle ground if you want the Hermosa Beach community but don’t want to be in the absolute heart of the action.
East Hermosa, also called Hermosa Hills, sits east of Pacific Coast Highway and has a great residential vibe. Most of the neighbors here are perfectly fine having the ocean about a mile away. And many homes have great views.
So, which Hermosa Beach neighborhood is best for you? That depends on the key factors of what you really want.

Three Strand homes are available now for fourteen, ten, and seven million. Four other homes between 2,000 and 3,000 square feet are available for two and a half, three, four, and five million.
Overall, homes for sale in Hermosa Beach range from about $1.4 million on up.
If you count the exactly 30 homes that sold off-market in 2025, the market right now is moving at an average of 19 days on the market.
Homes are selling, but inventory is extensive. Only 23 homes are listed for sale today.
Hermosa is THE smallest beach city in LA County, covering just 1.4 square miles.
